The Kavango Zambezi (KAZA) is a Peace Parks Transfrontier Conservation Area (TFCA)

Where the borders of 5 countries converge and the Kavango and Zambezi river basins lie is the worlds largest such area, boasting multiple national parks and other protected areas covering over 500,000 square Kilometres.

Within easy reach of the town of Katima Mulilo in North-East Namibia this lodge is fully operational. The current owners are ready to retire, with all paperwork already in place, it offers a walk-in opportunity for a new investor to take it to the next level.

The lodge offers a range of activities such as fishing, birding and canoeing. It also provides an excellent base from which guests can explore the wider region or use as a stop-over. It can also cater for hosting meetings and conferences.

The lodge is situated within a riverine wooded area, all rooms are situated under large trees to keep cool, especially in the hot summer months.

Wildlife

Animal species include hippo’s, crocodiles, cape clawless otters, spotted genets, water monitors, tree squirrels, vervet monkeys, bushbuck, bush baby’s, slender mongoose and aardvark.

Elephants/giraffe/kudu/etc. frequent the lodge during the dry season. Many species of birds, in excess of 200 have been counted. The lake waters are home to the Zambezi pike as well as the usual Zambezi River fish species.

The sale

The lodge is registered as a CC (a small form of private company) the vendors are the only 2 members of the CC.  

Land in this region is issued on a 25 year renewable Lands Board Lease (19 years of the lease is remaining). The lodge is in good standing with all adjacent Village and Tribal Authorities.

The CC has all the required registrations and licences, including staff employment contracts and the lease over the land.

All furnishings, vehicle, boats, structures, and future bookings for are included in the sale which can easily be effected by way of transfer of the members interest in the CC
